Overview

The responsibilities of the Casa Grande Board of Adjustment include: 

  1. Hearing Appeals: Decides appeals alleging errors by administrative officials in interpreting or enforcing zoning laws. 
  2. Granting Variances:May vary or adjust zoning requirements for properties with physical constraints (e.g., irregular, narrow, steep lots), provided:
    • The conditions are unique to the property and not self-imposed. 
    • Strict enforcement would deprive the owner of reasonable land use. 
    • The variance is the minimum needed and is in harmony with zoning purposes. 
  3. Addressing Long-Standing Violations: Can grant exceptions where illegal or nonconforming uses/buildings have existed for at least five years without City action. 
  4. Reviewing Exactions and Dedications: Hears appeals concerning land dedications or improvements required as conditions for development approvals (per § 17.68.380). 
  5. Approving Certain Permits: 
    • Temporary Use Permits (per § 17.68.210(I)) 
    • Special Use Permits (per Sign Code §§ 110 and 410.1) 
    • Comprehensive Sign Plans (per Sign Code § 606)
