Overview
The responsibilities of the Casa Grande Board of Adjustment include:
Hearing Appeals: Decides appeals alleging errors by administrative officials in interpreting or enforcing zoning laws.
Granting Variances:May vary or adjust zoning requirements for properties with physical constraints (e.g., irregular, narrow, steep lots), provided:
The conditions are unique to the property and not self-imposed.
Strict enforcement would deprive the owner of reasonable land use.
The variance is the minimum needed and is in harmony with zoning purposes.
Addressing Long-Standing Violations: Can grant exceptions where illegal or nonconforming uses/buildings have existed for at least five years without City action.
Reviewing Exactions and Dedications: Hears appeals concerning land dedications or improvements required as conditions for development approvals (per § 17.68.380).
Approving Certain Permits:
